Interior inspection. The report records good condition and recent refurbishment. The 2018 expert reconstruction attributes €20.44m to LPB.
9 BLOCKS · 220 APARTMENTS · 40 COMMERCIAL/SERVICE UNITS · 2 SOLARIA · 262 PROPERTIES
Sun Park as physical, registry and forensic space: the “8” that locates every act.
This map turns the hotel into a testable surface: every block, apartment, registry property, valuation, operating condition and conveyance can be located in time and space. “Forensic scene” does not mean every part of the hotel is criminal; it means global claims must be capable of proof or rebuttal property by property.
The orientation is confirmed
With your back to Calle Janubio and looking into the hotel: Block 8 is to the right of reception; Block 1 then Block 2 are to the left. Continuing around the perimeter, 3 is on the H10 side; 4 and 5 oppose 2 and 1; 6 opposes 8; 7 closes the THB/former Sun Royal side. Block 9 crosses the centre, separating the two internal areas and producing the digital-eight geometry.
VALUATIONS 2008–2018
There is no single “value”: there are dates, purposes, methods and different property perimeters.
The set of properties is valued as one functional unit and not separable by registry property for the certificate.
Interior inspection; principal hotel condition recorded as good, with some elements regular/medium.
10-year DCF. Principal source for the nine-block geometry and 220-apartment mapping. Reconstructed LPB value: €19.27m.
The liquidation plan adopts €7,096,913 for LPB assets: €6,607,552 for 159 apartments plus €489,362 for 31 commercial/solarium titles.
Inspection 23 May. The certificate says “Terminado” and “Con ocupante”, treating all 262 registry properties as one exploitation unit.
The most useful contrast: ACTÚA is approximately 63% below GESVALT's 2017 RICS value and 62% below GESVALT's June-2018 ECO value. The gap alone does not prove fraud because purposes/methods differ; the contemporaneous GESVALT critical report matters because it also identifies concrete defects in data, depreciation and physical-condition assumptions.
The ACTÚA discontinuity is not merely numerical
57.14% applied across the complex
The 1 March 2018 critical report states that ACTÚA used the same 57.14% depreciation for all apartments rather than assessing each property separately.
≈44 units in poor condition
The same report states that only approximately 44 units were in poor condition, with the remainder usable.
Inactive company ≠ abandoned hotel
The liquidation plan refers to the cessation/inactivity of LPB. That corporate proposition must not silently become “the whole Sun Park hotel was empty or unusable.”
Why the images may become self-undermining evidence
Project Sun Rock's hypothesis is that if ACTÚA's negative photographs geolocate mainly to a limited group of closed units—particularly the Blocks 4–5 / dissident-perimeter hypothesis—the images would cease to prove general abandonment and instead demonstrate physical segmentation of closure. The test is falsifiable: photo → apartment → block → owner/controller → operating status on 15 January 2018.
This page does not call ACTÚA “proven fraud.” It records a Project allegation of a materially misleading valuation narrative alongside the objective fact that a contemporaneous professional counter-report identified specific methodological and physical-condition defects.
The registry “crime scene”: all 262 properties
The horizontal-property universe contains 220 apartments + 40 commercial/service units + 2 solarium/pool properties. The map does not replace the Registry; it connects title to physical location and chronology.
| Unit | Registry | Type | Apt./local | Block/zone | Owner in GESVALT layer |
|---|
Temporal rule: “owner in GESVALT layer” is a historic working-data label, not a statement of current registered title. The repository keeps separate Matkator/Aweswell, CAM/HNT and disputed-title layers.
