# IREA / Colliers / Meridian / Sun Park / RICPE continuity audit

**Capture date:** 28 August 2026
**Status:** public-safe evidence derivative; native private messages remain outside Git
**Scope:** finite media, corporate, regulatory, public-professional-profile and authenticated-mailbox audit

## Corrected conclusion

The audit produces two different evidence tracks that must not be collapsed.

1. **IREA–Sun Park/LPB, September 2017.** Authenticated historical correspondence establishes a signed confidentiality instrument, delivery and review of detailed Sun Park/LPB valuation and restructuring material, meetings with the IREA Hotels team, coordination with Cuatrecasas and a written proposal for IREA to advise on debt raising. The record reviewed does not yet establish an executed final engagement letter, completed financing mandate, lender introductions, success fee, later file transfer or misuse.
2. **Fernando Aguiar Acosta, 2023–2026.** His public LinkedIn profile records a 2023 corporate-law internship under the public label “Grupo Acosta Matos”, RIC Private Equity in Las Palmas de Gran Canaria for June–July 2024, corporate and commercial legal advisory in the Legal Advisory Department of Belagua 2013 and ACHM Hotels by Marriott in June–August 2025, and Colliers Madrid Debt Advisory in summer 2026. A 29 July 2026 financial-media report independently names Fernando Aguiar on the Colliers team advising an unrelated EUR 43.5 million alternative financing secured by two four-star hotels. This establishes a four-stage reported professional sequence and corroborates actual hotel-debt team participation. It does not establish a family relationship, personal work on AC Hotel Tenerife, Sun Park or Meridian, access to legacy IREA records, coordination, wrongdoing or liability.
3. **Laura Aguiar Acosta, 2024.** Her current visible LinkedIn résumé does **not** show employment by RIC Private Equity. It records a July–August 2024 Canarian Hospitality internship in Lanzarote and states that she worked with the controllers of MYND Yaiza and Radisson Blu Lanzarote on internal-expense controls and collaborated with the legal department on hotel purchase and management processes. RIC Private Equity's official project pages identify both hotels as RICPE-financed and managed by Canarian Hospitality. The physical asset is described here as **Sun Park, currently marketed as MYND Yaiza**; RICPE's page uses the source formulation “former Sun Park”. Canarian Hospitality's official site says it is backed by Grupo Acosta Matos. This establishes an indirect, documented operating-and-financing perimeter bridge, not RICPE employment, kinship, IREA/Colliers/Meridian knowledge, coordination, wrongdoing or liability.
4. **ACHM / AC Hotel Tenerife architecture.** An official AEAT Canarias report records that Construcciones Acosta Matos, S.A. owned Edificio Maya and, together with Belagua 2013, held Hotel Project Tenerife, S.L. in equal parts. Hotel Project Tenerife leased the building, reformed and exploited it under the AC Hotels by Marriott brand, and had a management contract dated 22 February 2018 with ACHM Spain Management, S.L. The report assigns ACHM supervision, direction and hotel-management functions and a management fee. RIC Private Equity's current project page independently describes Belagua and Acosta Matos as the two shareholders, Hotel Project Tenerife as operator and ACHM Spain Management as the management operator. This is a documented entity-and-contract bridge. It does not prove that Fernando Aguiar Acosta personally worked on, knew about or held records for AC Hotel Tenerife during his later 2025 internship.

**Capacity correction:** IREA was not the lender, credit holder or servicer. SAREB named it financial adviser on Meridian; the 2017 correspondence records a separate prospective Sun Park/LPB debt-advisory role. No located mandate proves that IREA represented PH122 in the 2017 workout. The supportable formulation is **transaction adviser / potential records-custody continuity**, not “lender-of-record representative”.

## Identity correction

The professional identified in the public 2024–2026 sequence is **Fernando Aguiar Acosta**, not “Fernando Acosta Matos”. The Fernando identified in IREA's September 2017 Sun Park correspondence is **Fernando Banderas Monis**, then in IREA Hotels. These are different people and are controlled as `PD-SP-P-0088` and `PD-SP-P-0091` respectively. **Laura Aguiar Acosta** is separately controlled as `PD-SP-P-0095`; her caret confirms the exact profile identity only. It does not confirm RICPE employment or that she and Fernando are siblings.

## 4/4 résumé sequence and attributed “checkers” interpretation

The captured public profile supplies a finite denominator of four successive reported placements, and all four are visible in the capture: **Grupo Acosta Matos (2023) → RIC Private Equity (2024) → Belagua 2013 / ACHM Hotels (2025) → Colliers Debt Advisory (2026)**. The site therefore renders **`4/4 PUBLIC-PROFILE PLACEMENTS DOCUMENTED`**.

Gil Marer describes this as a “checkers” pattern and alleges that Fernando may have functioned as a family “pawn” or “plant” across the Acosta Matos/RICPE, ACHM and Colliers perimeter. That wording is preserved as **Marer's attributed investigative hypothesis**, not as a repository finding. The four placements justify focused witness questions and preservation of recruitment, reporting-line, assignment, system-access and communication records. They do not establish kinship, family instruction, coordinated placement, knowledge, project access, information transfer, wrongdoing or liability.

The proof score is deliberately non-collapsed: `4/4` reported placements documented; `0/1` kinship established; `0/1` coordinated placement established; and `0` proof of personal knowledge, wrongdoing or liability from the résumé alone.

## Laura Aguiar Acosta — corrected route and proof boundary

Laura's visible profile records **“Gestión de hoteles” at Canarian Hospitality, internship, July–August 2024, Lanzarote**. Its description reports rotation through hotel-management functions, work with the controllers of MYND Yaiza and Radisson Blu Lanzarote concerning internal expenses, and collaboration with the legal department concerning hotel acquisition and management processes. The current visible experience list does not contain a RIC Private Equity employer entry.

The official project sources supply the narrower connection that the résumé alone cannot: RICPE financed both named hotels; Canarian Hospitality managed both; the first is the physical **Sun Park asset, currently marketed as MYND Yaiza**; and Canarian Hospitality publicly describes itself as backed by Grupo Acosta Matos. RICPE's source page itself uses the formulation “former Sun Park”. The supportable formulation is therefore **Canarian Hospitality work at two RICPE-financed hotels**, not “Laura worked at RIC Private Equity”. Nothing located establishes that her internship involved IREA, Colliers, Meridian, the disputed Sun Park title/possession history, RICPE investment decisions or Fernando's assignments.

Gil Marer identifies Laura and Fernando as siblings. No reliable public or primary source located in this audit independently proves that relationship. The matching two-surname form is a lead, not kinship proof. The relationship must remain attributed and dashed amber unless competent evidence resolves it.

- **Integrity treatment:** the screenshot remains unaltered. The public 4/4 board is a contextual transcription and does not replace or modify the captured pixels.
- **Public-image boundary:** the raw screenshot is not embedded in Git/Pages because the same image also includes unrelated third-party LinkedIn sidebar imagery and platform content. The repository preserves its fingerprint, dimensions, source, capture scope and exact résumé transcription; the native image must remain in a governed evidence store if long-term byte custody is required.
- **Profile photograph asset:** `assets/actors/fernando-aguiar-acosta--linkedin-profile--20260828.png`; PNG, `800 × 800`, `285058` bytes; SHA-256 `7b3ce8c4cb0f047991595eb3e4de6cb9d85d18919c8f42cc0e45d9b35ceac466`. ## Authenticated-mailbox findings — minimized derivative

The finite review of relevant September 2017 correspondence supports the following chronology without publishing message IDs, addresses, subjects, bodies or attachments:

| Date | Opaque source class | Proposition established | Limit |
|---|---|---|---|
| 7 September 2017 | `PSRC-IREA-2017-01` | An executed confidentiality instrument was sent by IREA. | Does not establish a completed advisory mandate. |
| 8 September 2017 | `PSRC-IREA-2017-02` | IREA received a Sun Park/LPB project package including valuation material. | Receipt does not prove acceptance of every figure or representation. |
| 13–15 September 2017 | `PSRC-IREA-2017-03` | IREA arranged meetings with Laura Hernando, Miguel Vázquez and Fernando Banderas; the correspondence states that Miguel Vázquez and Fernando Banderas had been involved in Meridian. IREA then sought deeper knowledge of the transaction and coordinated next steps with Cuatrecasas. | The record does not identify every Meridian workstream or prove that LPB was in the 2014 IREA data room. |
| 18 September 2017 | `PSRC-IREA-2017-04` | IREA received a detailed bridge-finance package for Sun Park/LPB, including the proposed acquisition of the Cerberus/Promontoria-secured debt and an exit from insolvency. | The proposal's figures and legal characterisations remain party statements requiring source-by-source testing. |
| 20–25 September 2017 | `PSRC-IREA-2017-05` | IREA stated that it had reviewed the submitted information, spoken with Cuatrecasas and believed it could advise on debt raising; it set out structuring, marketing, lender, due-diligence, negotiation and coordination services and continued the review meetings. | No executed final mandate, lender contact, financing close or success fee was located in this finite scan. |

## Evidence classification

- **Direct evidence:** the September 2017 correspondence directly establishes IREA's receipt, review, meetings, Cuatrecasas coordination and proposed Sun Park/LPB debt-advisory scope.
- **Direct public-profile evidence:** Fernando Aguiar Acosta's profile directly establishes the reported 2023 Grupo Acosta Matos, 2024 RIC Private Equity, 2025 Belagua/ACHM and 2026 Colliers roles. The profile is evidence of the reported employments, not of his work on a specific hotel or matter.
- **Direct public-profile evidence — Laura correction:** Laura Aguiar Acosta's visible profile directly establishes a July–August 2024 Canarian Hospitality internship involving the controllers of MYND Yaiza and Radisson Blu Lanzarote, internal-expense controls and legal-department exposure. It does not show direct RIC Private Equity employment.
- **Official portfolio bridge, not employer substitution:** RICPE's project pages directly establish its financing of the two hotels and Canarian Hospitality's management role; the MYND Yaiza page uses “former Sun Park”, while the Project's controlled physical-asset wording is “Sun Park, currently marketed as MYND Yaiza”. Canarian Hospitality's site supplies the stated Grupo Acosta Matos backing. Those sources connect distinct entities and functions but do not rewrite Laura's employer, prove project-specific knowledge or merge their legal identities.
- **Official hotel-architecture evidence:** the AEAT report directly establishes the historic property, lease, shareholding, financing, brand and management-contract architecture for AC Hotel Tenerife, including ACHM Spain Management's operator functions. RICPE, ACHM and Marriott public pages corroborate the project, portfolio and establishment.
- **Independent current corroboration:** financial media naming Fernando Aguiar on a 2026 Colliers hotel-finance transaction team corroborates real participation in that business line, but the transaction is unrelated to Sun Park and Meridian.
- **Official corporate continuity:** the BORME record establishes the legal merger and name-change mechanism; the Colliers notice and business media establish the operational integration.
- **Documented organisational overlap; personal-project link open:** the 2025 Belagua/ACHM role sits inside organisations directly tied to AC Hotel Tenerife, between the reported RICPE and Colliers roles. This is stronger than a generic hospitality-sector association for identifying a witness/custody route, but remains circumstantial as to Fernando's personal knowledge, project assignment, records access, information transfer, intent or wrongdoing.
- **Unresolved relationship:** no located primary or reliable public source proves that Fernando Aguiar Acosta is a son, nephew or other relative of José Daniel Acosta Matos, Laura Patricia Acosta Matos or another Acosta Matos family member.
- **Unresolved sibling claim:** Gil Marer identifies Laura Aguiar Acosta and Fernando Aguiar Acosta as siblings, but no located primary or reliable public source independently proves that proposition. Shared surnames do not close the gap.

## Proposed witness / records-custodian lane

Fernando Aguiar Acosta is classified as a **proposed witness or records-custodian interview candidate**, not an adverse actor. A lawful request or examination should be limited to his own knowledge of:

1. his 2023 duties under the public-profile label Grupo Acosta Matos and the exact employing legal person;
2. his June–July 2024 RIC Private Equity duties, supervisors and project exposure;
3. his June–August 2025 Belagua/ACHM Legal Advisory duties, supervisors, systems and hotel portfolio exposure, including whether AC Hotel Tenerife or Hotel Project Tenerife was within his work;
4. whether Sun Park, Hotel New Trend, MYND, Series F/G or related investment material was within his RICPE exposure;
5. his summer 2026 Colliers Debt Advisory duties, recruitment route, team assignments and systems access;
6. whether he saw or was briefed on any legacy IREA, Meridian, SAREB, Promontoria/Cerberus or LPB material;
7. the accuracy of the proposed family relationship, which is not publicly asserted as fact; and
8. preservation of relevant professional records within lawful scope.

The repository does not purport to issue a summons or contact him. Any formal witness call must use the competent legal process. His evidence may confirm or refute the working hypothesis.

Laura Aguiar Acosta is separately classified as a **proposed fact / records-custody witness candidate**, not an adverse actor. Any lawful request or examination should remain confined to her own knowledge of:

1. the exact employing legal person, supervisors and duties for her July–August 2024 Canarian Hospitality internship;
2. the controllers and departments with whom she worked at MYND Yaiza and Radisson Blu Lanzarote;
3. the internal-expense-control, legal, purchase/management-process and hotel records she personally handled or observed;
4. whether any RICPE personnel, financing documents or investment records were actually within her work, which is an open question rather than an employment finding;
5. whether she had any involvement with the historical Sun Park dispute, IREA, Colliers or Meridian, none of which is established by the visible résumé;
6. the accuracy of Marer's asserted sibling relationship with Fernando, which remains independently unverified; and
7. preservation of relevant professional records within lawful scope.

The repository does not purport to summon or contact Laura. Any formal witness call must use competent legal process, and her evidence may confirm, narrow or refute the proposed lines of inquiry.

## Placement and interlinking decision

The canonical bilingual public route is `/en/irea-colliers-meridian-sun-park/` and `/es/irea-colliers-meridian-sun-park/`. It is a secondary evidence dossier, not a homepage allegation. It is reciprocally linked from the lender/credit-holder, PH122/Haya, Cuatrecasas, RICPE and Acosta Matos pages. A separate bilingual family page (`/en/acosta-matos-family/` and `/es/acosta-matos-familia/`) carries the paired profile photographs, Laura's byte-preserved experience exhibit and the dashed-amber provisional tree. This placement preserves the evidence's real force—mandate, notice, record custody and witness identification—without presenting unresolved asset inclusion, direct Laura–RICPE employment or either alleged family relationship as fact.

The visual relationship code is deliberately dual: **solid burgundy** marks documented professional and contract/entity connections, including Fernando's RICPE→Belagua/ACHM→Colliers résumé sequence, Laura's Canarian Hospitality work at two RICPE-financed hotels and the AC Hotel Tenerife operating architecture; **dashed amber** marks the provisional, unverified family hypotheses, including Marer's Laura–Fernando sibling assertion. The amber edge is a lead to verify or exclude; it is not a family, knowledge, intent, control, wrongdoing or liability finding.

The added “checkers” board follows the same grammar: four numbered burgundy pieces represent the four profile placements; the adjacent dashed-amber panel carries Marer's attributed “pawn/plant” allegation; and grey scorecards keep kinship, coordinated placement and personal wrongdoing visibly at zero proved. The family page presents both source-attributed profile photographs and Laura's unaltered user-supplied LinkedIn experience panel with its SHA-256 and scope controls.

## CAEPR / `^` result

The finite identity presentation is controlled in [`caepr-caret-irea-ricpe-colliers-continuity-v1.json`](../../assets/data/caepr-caret-irea-ricpe-colliers-continuity-v1.json). All 20 identity-eligible objects are resolved (`20/20 CARET_CONFIRMED`), including Laura Aguiar Acosta (`PD-SP-P-0095`), Canarian Hospitality, S.L. (`PD-SP-O-0019`), ACHM Spain Management, Belagua 2013, Hotel Project Tenerife, Construcciones Acosta Matos, S.A. and the AC Hotel Tenerife establishment. Project Meridian, Sun Park, the AC Hotels by Marriott brand label, the source-described Marriott corporate group, the public-profile label Grupo Acosta Matos and the alleged family relationships are outside this finite identity denominator. Direct Laura–RICPE employment is a relationship proposition and is not shown by the current visible profile; Marer's Laura–Fernando sibling assertion remains independently unverified. A caret resolves identity only and does not establish relationship, employment, knowledge, intent, control or liability.
