Two operating positions only if both routes reach lawful, consolidable operation.
SUN ROCK · AWESWELL LIMITED · STABILISED MANAGEMENT SCENARIO
A €150m-class hospitality platform in the making.
The strategic direction is to combine a new high-quality hotel position in Playa Blanca with the separately pursued recovery of the existing Sun Park / MYND Yaiza economic perimeter. If both routes ultimately reach lawful, stabilised operation, the result is not a single-property story. It is a recurring hospitality, banking and private-wealth relationship of meaningful scale.
Executive read · 30 seconds
The future opportunity can be material. Present risk remains present risk.
This page models a possible two-hotel platform so that banks, sophisticated private capital and counterparties can understand the scale. It does not convert that future scale into current NAV, security, committed financing or an entitlement today.
Rounded scenario range, not current accounts and not guaranteed forecast performance.
Future hotel order of magnitude, not the present statutory balance sheet or NAV of Aweswell or Sun Rock.
Damages, fruits and contingent rights strengthen liquidity only when realised or sufficiently recognised.
The scale proposition
Two operating hotel positions create a different financial relationship.
The public model deliberately separates future hotel operations from damages and contingent recovery rights. It asks a narrower question: if a new approximately 300-unit five-star hotel reaches stabilised operation and Sun Rock lawfully recovers sufficient control or economic rights in the existing Sun Park / MYND Yaiza perimeter to consolidate its operating economics, what scale could the resulting hospitality platform represent?
A Sponsor architecture and an active execution route.
- Aweswell Limited as the legal UK HoldCo / Sponsor.
- Sun Rock as the hospitality and investment group/platform identity, not a separate incorporated HoldCo.
- Montaña Roja as the actively pursued preferred current Playa Blanca route.
- Sun Park / MYND Yaiza as a separate recovery, not a currently controlled P&L.
The final economics and financing of each asset.
- Transaction control, rights and applicable approvals.
- Programme, capex, operator, financing and effective security.
- Independent valuation and leverage for each ProjectCo.
- Lawful consolidation capacity for Sun Park if recovery succeeds.
Two independent value engines
Build forward. Recover separately. Consolidate only when the law and evidence permit it.
The new hotel does not depend on a damages award. The recovery case does not depend on Montaña Roja. The platform-scale model only combines the two operating economics if and when the relevant rights are actually controlled and capable of lawful consolidation.
Playa Blanca · preferred current route Montaña Roja
For modelling only, the new-hotel line assumes approximately 300 five-star units reaching stabilised operation after transaction control, current planning verification, financing, construction and opening. It does not represent a current approved room count or planning entitlement.
Sun Rock platform
Common Sponsor governance, separate ProjectCos and independently underwritten assets.
Sun Park / MYND Yaiza
The hotel is open and trading. Actual operating accounts should become part of the underwriting and reconciliation process only when lawfully available to the relevant Sun Rock / Aweswell perimeter. Until then, this line is an illustrative scenario—not a reported Sun Rock P&L.
Illustrative P&L and asset range
A range, not a promise.
Three stabilised cases are shown to make the potential order of magnitude intelligible to relationship banks and sophisticated private capital. The figures are deliberately rounded. No net-profit forecast is made because financing cost, depreciation, tax, final capital structure and ownership will determine it.

Relationship architecture
One institutional relationship. Separate risks and pools of capital.
The scale thesis is stronger when the structure prevents the relationship from becoming a blended balance sheet. Family wealth, Aweswell as the legal Sponsor/HoldCo, Sun Rock as the commercial group/platform and each ProjectCo can create separate reasons for an institution to engage; none obliges the others.
Realised liquidity, custody, investment, lending and wealth planning. Unrealised recoveries are not current AUM.
Treasury, Sponsor capital, corporate finance and governance over rights actually controlled.
Commercial hospitality and investment identity for strategy, origination, operating know-how, banking relationships and capital recycling. It is not presented as the legal parent or automatic borrower.
Acquisition, development, debt and security underwritten hotel by hotel, avoiding unnecessary cross-collateralisation.
Why a long-term financial relationship becomes rational
One relationship. Several independently governed pools of capital.
The financial opportunity is larger than one acquisition loan. A two-hotel operating Sponsor can generate recurring requirements across corporate banking, wealth management, project finance, private capital, refinancing and future liquidity events. Each mandate remains legally separate and independently underwritten.
Operating wallet
Accounts, treasury, payments, payroll, merchant acquiring, guarantees, working capital, FX and day-to-day banking for HoldCo and ProjectCos.
Asset-by-asset underwriting
Sponsor equity, co-investment, preferred capital, acquisition finance, development finance, construction debt and stabilised refinancing.
Future liquidity destination
Distributions, refinancings, disposals and realised recoveries can create investable family liquidity requiring custody, diversified investment and long-term wealth planning.
Repeated transaction flow
Valuation, debt, equity, operator selection, capex, asset management and eventual recapitalisation or sale across individually ring-fenced hotels.
Complexity made governable
Corporate structure, M&A, capital markets, tax, succession and cross-border execution become recurring needs as the platform matures.
Capital recycling
Retained operating cash flow and realised liquidity can become Sponsor capital for additional hospitality opportunities rather than ending with one completed hotel.
Early private capital
Future scale explains the opportunity. Present protections must still carry the risk.
A smaller early-stage private loan or structured-capital instrument may be economically modest relative to the intended platform, but it must never be sold on future scale alone. The investor or lender must be able to understand the current issuer, use of funds, repayment route, covenants, controlled accounts and security actually granted.
What exists today
Aweswell Limited as UK HoldCo / Sponsor; active Montaña Roja transaction work; a wider hospitality origination programme; live banking and capital dialogues; and a separately pursued recovery perimeter. None of that is automatically equivalent to perfected security.
What future scale can add
More operating cash flow, a deeper refinancing market, larger Sponsor equity, recurring bankable activity and future liquidity events. That context can make early capital commercially intelligible without pretending it is present collateral.
Market context
A liquid hotel market does not remove project risk—but it matters.
The planning range is not mechanically derived from market averages. Current market data is shown only to establish the broader operating and transaction environment in which a future Canary hospitality platform would be financed, valued and refinanced.
Colliers reported 84.5% occupancy, €142 ADR and €120 RevPAR across the Canary Islands in 2025, together with €1.039bn of hotel investment. These are destination-wide indicators, not Sun Rock forecasts.
Colliers reported €2.46bn of Spanish hotel investment in H1 2026; four- and five-star assets represented 86% of invested capital and the average transacted price reached €213,300 per room. The Canary Islands accounted for €363m in the half-year. These figures do not value either Sun Rock hotel.
Publication boundary
The platform thesis is stronger when the uncertainties stay visible.
Sun Rock does not need to inflate the present to show a meaningful future. The discipline is to separate current facts, future scenarios and contingent recoveries so that a sophisticated reader can see both the opportunity and the work still required.
Machine-readable control: sun-rock-platform-scale-v1.json. The model is designed to be portable into controlled banking, investment and GitLab publication work without losing the scenario and evidential boundaries.
